Beautiful, cozy 2 bedroom suite {"Hawaii" & "Bahama" rooms within the house that are blocked-off from all other interior rooms} has a full bath & a PRIVATE exterior entrance to the HEATED pool, DELUXE hot tub, tiki garden, lanai, patio, screened porch, & driveway. The suite sleeps 4 {twins can be combined by guest to make king; conversion bedding provided} & provides luxurious down/feather pillows. This is a fenced property on a private dead-end street with minimal traffic. Only the North side of the street, where this home is located, has NO condominiums behind it with various windows overlooking the pool area. This feature provides us a huge advantage over other nearby rental houses. Adorned with dozens of flowers, palm trees, colorful hibiscus plants, manicured landscaping, and a charming tiki garden, the property is nestled in Boynton's most desirable {Intracoastal Waterway} neighborhood. Its street is across from the ocean inlet, and public beaches {Ocean Ridge and Lantana} are less than 10 minutes away by vehicle in either direction! There are also two wonderful waterfront parks next door to play, fish, and/or launch a boat. Sorry, No Smoking of Any Kind ~ No Illegal Activity ~ No Pool Diving ~ No Loud Music ~ No Parties ~ No Unregistered Guests or Visitors {Please keep in mind that this is a private and peaceful "retreat", not a party pad}. Please Note: This is part of a privately owned and managed home. It is NOT a condominium or apartment governed by HOA rules that strictly prohibit short-term renting. Private homes and villas in Florida subdivisions are also governed by HOA rules that strictly prohibit renting for less than 30 days. Also, some entire towns {i.e., Ocean Ridge/Palm Beach} prohibit ALL short-term rentals. Our property is not located in a subdivision and/or prohibited from renting short-term. Make sure your rental agreement clearly states that the property you are renting is not governed by any HOA rules, etc. There is absolutely zero chance that you will be reported by a neighbor, visited by a code enforcement officer, and immediately evicted for renting our home illegally. We are LICENSED {numbers available upon request} and fully-regulated by the County of Palm Beach/State of Florida. If an owner or manager asks you to pretend that you are a "friend" or "relative" while renting, and/or does not charge you the mandatory tax 13% tax {tells you it is "included" if asked}, walk away before you pay anything and find a LEGAL rental. This is for your own protection. It will help ensure that you have a great, hassle-free, and SAFE vacation. MINIMUM & MAXIMUM NIGHTS: There is a 4 NIGHT MINIMUM if a Federal Holiday {when U.S. banks/post offices are closed} is included, and a 6 NIGHT MINIMUM if Christmas Eve, Christmas Day, New Year's Eve, and/or New Year's Day is included {includes check-out day}. Minimum nights are non-negotiable. Sorry, we do not accept reservations for more than 21 nights at a time and, also for legal reasons, we do not accept third-party bookings. {The primary guest who signs the rental agreement must be present each night of the reservation}. HOLIDAY PREMIUMS: $25 will be added to EACH night of the reservation if it includes ANY holiday, including on check-out day, OTHER than the following. $50 will be added to EACH night of the reservation if it includes, even on check-out day, MLK Day, President's Day {$75 if both Valentine's Day and President's Day}, Easter {$75 if both Good Friday and Easter}, Thanksgiving, Christmas Eve/Day, or New Year's Eve/Day {$100 if both Christmas and New Year's}. The above holiday premiums also apply if the reservation is part of a holiday weekend, whether the actual holiday is included or not. Holiday premiums are also non-negotiable. DEPOSITS: To keep our rates competitive, we must keep our administrative costs low. Therefore, the full rental amount is due to confirm a reservation. BOOKING FEES: Unlike large vacation rental sites, we do not charge any "Booking Fee" or "Service Fee" when booking directly through us with Venmo or ZellePay. There is no "middle man" that requires a ridiculous commission! DISCOUNTS: Our best rates are those posted and are FIRM. We do not offer any "last-minute" deals, specials, or government/military discounts {although we love and appreciate those who serve}. However, as stated above, there is a $25 per night discount if the guest does not require the pool to be heated. Any other rate reduction requests are automatically considered generic. Such inquiries are reported as SPAM, blocked from the system, and immediately deleted. Accordingly, we kindly ask all travelers to please respect our posted rates. Thank you! **LOCATION: This property is located on Las Palmas Park {East Gateway Boulevard}. For obvious privacy/security/safety reasons, we never disclose the property's street number to strangers over the Internet and/or schedule private interior showings. Be assured that the posted photographs are recent and accurate. The address is, of course, specified on the rental agreement. Please Google or MapQuest distances to points of personal interest {restaurants, attractions, airports, etc.} from the above street. Due to time constraints and the fact that we are not a concierge service, providing directions, etc., for potential guests is just not possible. Thank you for your understanding. OCCUPANCY: The posted 4 persons maximum that this 2-bedroom suite sleeps/allows {per fire code} obviously includes children of ALL ages. If your group will exceed this limit, you will need to book the entire house. PARKING is available, free-of-charge, on the driveway. Two mid-size vehicles are allowed, but they must be parked with one in front of the other. This way, any person staying in the main house will not have their vehicle blocked. ~ Always Rent OWNER-DIRECT if you desire prompt and excellent service that a management company is rarely able and/or willing to provide. Also, this way you will avoid paying the huge "Service Fee", etc., that large vacation rental sites charge, while using unsafe/third-party/overseas payment system software {i.e., Yapstone's "RentPayment"} that gets hacked.
